Frequently Asked Questions
Do I need a permit to build a dock in Florida?
Yes. Dock construction requires permits from the local building department AND an Environmental Resource Permit (ERP) from the Florida Department of Environmental Protection or the St. Johns River Water Management District, depending on the waterway. Submerged land leases may also be required from the Board of Trustees (managed by DEP). We coordinate all three tracks.
What is the difference between a bulkhead and a seawall?
Functionally they serve the same purpose — retaining soil at the waterline. "Bulkhead" typically refers to a vertical retaining structure on inland waterways (rivers, creeks, canals) while "seawall" is used for ocean and inlet-facing structures. Construction methods overlap: vinyl sheet pile, reinforced concrete, and riprap are used for both.
How long does a wood deck last in Florida?
Pressure-treated pine decks last 15–20 years with regular maintenance (sealing every 2–3 years). Composite decking (Trex, TimberTech, Fiberon) lasts 25–30+ years with minimal maintenance and resists rot, termites, and UV fading. Ipe and other tropical hardwoods can last 40+ years but cost significantly more.
